Forty- four apartments and eleven houses are arranged to maintain an open and soft landscaped environment. The apartments present as two well spaced ‘villas’, with basement parking, and houses behind act as a buffer to the adjacent established residential suburb. The apartments are well set back from the road with further soft landscaping in front to create a ‘boulevard’ effect. The deep plan of the apartments reduces external wall area, high levels of insulation and solar panels reduce energy consumption. The ‘villas’ are not symmetrical. The sides facing the adjacent properties are articulated to avoid overbearing and preserve the privacy of the neighbouring houses. To the rear, balconies are located towards the centre of the site to maximize the distance from adjacent properties.
